Buyers Market

There is an article on the front page of the Daily Miner this morning quoting a local realtor. Only problem is the numbers are very wrong. He says there are 131 single family residences listed in Kingman in July, which is actually the total "new" listings for July. The total sales were 62, which makes the market sound pretty good. The total single family residences listed as of yesterday on realtor.com for Kingman, excluding mobile homes, is 956. I would hope there would be a correction in tomorrow's paper, but I suspect it won't be corrected. It looks much better showing half the houses sold last month.

It's a buyer's market in Kingman. All you have to do is look at the numbers.

In July, there were 131 single-family residences listed in the Kingman, north Kingman and Hualapai Mountain areas. A little less than half of the homes listed were sold. The 62 sold in July is close to the 65 sold in July 2006.

Please... the numbers are not wrong at all, how they were presented in the article is wrong.

There were 131 NEW listings taken in July. This is what the data on my blog states. There were 62 sales in July.

Please check out the sales report for July, and be sure to read it all INCLUDING the disclaimer at the beginning to have a clear understanding where the numbers come from and what they include.

Unless a correction is made in the paper, it leads everyone to believe that there were only 131 total listings in July. The way it was presented does matter, it was deceptive. The numbers were wrong because they stated "listings" not "new listings".

And I agree, but you were not clear about who said what. You said a local Realtor got quoted and the said that 'he' said this and that and the other thing.

I've already blogged about this yesterday in the hopes of clearing up some misconceptions that some may have had (like you for instance).

I don't envy the media, especially the local guys. They aren't experts in my field of work and in a brief conversation some things may not make full sense to them.

I appreciated what the writer did and thought it was a fair article with some things that could be interpreted wrong.

I try to provide an accurate depiction of the market (which is why I don't rely on realtor.com for data) and give my opinions based on the data. My opinion has not been pleasant about the market in over a year.
